Do you really want to sell?

Sell first or buy first?
The timing can be tricky when you have to sell and buy and have the closings match up. What I often recommend is to have your current home ready to list within a days notice and then start looking. Depending on the market, you will either sell first knowing that you will find a suitable home to buy or buy first knowing that your home will sell quickly.
You could always sell and rent while you look for you new place, but this creates new problems and costs.
Find a great agent to work with
Now you are ready to get started. I have written before how to find a great agent. You want someone experienced, trustworthy and likeable.
Research what homes nearby and most similar to your have actually been selling for recently. Take into account any work which will need doing to your home as well as any obvious difference. Do not price too high to “test the market”. If you know your price is too high then everyone else will know that your price is too high too!
